Los Angeles distressed-property leads, every week.

PlainLead reads City of LA code-enforcement records and LA County assessor data every week, scores each property, and emails you a short ranked list for investors and wholesalers — with the official record linked on every line.

No logins. No dashboards. One email a week.

How it works

1. We pull

Official sources only: City of LA open data (LADBS code enforcement) and LA County assessor parcel data.

2. We check

Every entry is confirmed open/current, de-duplicated, and anything we couldn't verify is marked as such — never guessed.

3. You get one email

A PDF and CSV each week, ranked by a transparent motivation score. Every line links to the source.

FAQ

Where does the data come from?

Public sources only: City of Los Angeles open data (LADBS code-enforcement cases and building permits) and LA County Assessor parcel data. Every line in an issue links to its source.

How do you "verify"?

We confirm each case is still open as of the issue date, merge duplicate cases per parcel, and cross-check address and parcel between city and county sources. When a field can't be confirmed, we say so instead of filling it in.

Is this the same as a big lead-list database?

No. It's a short, curated weekly list for one market — closer to what a good researcher would hand you on Monday morning.

Compliance: can I call or text these leads?

We compile public records; we don't provide consent to contact anyone. You are responsible for complying with the TCPA, Do-Not-Call registries, and state and local laws before any phone, text, or mail outreach. Nothing here is legal advice.

Do you guarantee deals?

No. A code case signals distress, not willingness to sell. Always check the current status at the source link.

Can I cancel?

Yes, anytime. Just reply to any issue.
